What Is the Expansion?
Signature Global is entering the Gurugram West market at Farrukhnagar with a 194.22-acre ultra-luxury farmhouse villa project. The development includes 25 acres acquired via conveyance deeds and 169.22 acres secured through collaboration agreements. Designed as a low-density, invitation-only enclave, the project adds approximately 6.77 million square feet to the company’s development pipeline.
This move signifies a strategic pivot from its affordable housing roots toward the ultra-premium segment, targeting high-net-worth clientele seeking private, unhurried living environments integrated with curated sports, hospitality, and lifestyle amenities.
Strategic Rationale
The location of the land parcel is approximately 15 minutes from the Dwarka Expressway, offering direct access to the Kundli-Manesar-Palwal (KMP) Expressway. The Farrukhnagar-Wazirpur Road frontage provides connectivity to Gurugram’s established commercial hubs and the wider National Capital Region. The region is undergoing infrastructure upgrades, including a ₹365 crore investment for the four-lane upgrade of the Farrukhnagar–Gurugram road and the proposed Gurugram–Farrukhnagar–Jhajjar highway.
These developments position Gurugram West as an emerging growth corridor, supporting long-term demand for high-end residential assets.
Business Overview
Signature Global holds a dominant position in the National Capital Region (NCR) with a 13% market share, which increases to 20% within Gurugram for properties priced between ₹20 million and ₹50 million. As of Q1FY27, the company has delivered 19.2 million square feet of real estate. Its current project pipeline remains robust, featuring 23.2 million square feet of recently launched projects and 17.8 million square feet of forthcoming developments.
The company reported sales bookings of ₹8,250 crore in FY2025–26, ranking it as the fifth-largest listed real estate firm by sales volume.
Financial Context
The company’s financial performance reflects a TTM net profit of ₹1,043.68 crore against an annual operating revenue of ₹2,595.86 crore. While the most recent quarterly revenue saw a year-on-year decline of 36.24%, the annual net profit growth stood at 982.9%. Signature Global currently trades at a P/E TTM of 10.5, which is lower than the industry average of 35.78.
The company maintains a disciplined land acquisition strategy, aiming to launch projects within 18 months of acquisition to enhance project viability and optimize go-to-market timelines for its expanding portfolio.
Management Perspective
Farrukhnagar has been on our radar for some time. Its proximity to the Dwarka Expressway and KMP Expressway, combined with the scale of open land available here, creates an opportunity to approach luxury living very differently.
